Cover Junior ADU Conversion: The Pasadena Owner’s Guide
We stock and install Cover-compatible junior ADU conversion parts across Pasadena, with most replacements running $850 to $3,400 installed depending on the component. The most common call we get is for failed window-to-wall transition flashing and undersized vent fans on early Cover units, which tend to show wear around year four or five in our climate. You’ll typically notice it as a musty smell near the wall junction, condensation on the interior glass, or a fan that runs but doesn’t move air anymore.
Fielding ADU Pasadena is an independent service provider, not affiliated with Cover. We work on their units because we know the platform, and because when a part fails, waiting on a manufacturer response isn’t something Pasadena homeowners should have to do.
Which Cover Models This Applies To

Cover’s Junior ADU line has shipped in a few distinct hardware generations since the company’s early California installs. The first-generation units, common in Pasadena’s Bungalow Heaven and Madison Heights neighborhoods, used proprietary corner-lock extrusions and a 2×4 wall cassette that’s different from what Cover ships today. Later units moved to a 2×6 cassette with integrated chase channels for electrical. The parts are not interchangeable across generations, even when they look identical from the outside.
Before we order anything, we check the serial plate mounted inside the utility chase. It’s usually on the left wall, about knee height, behind the removable panel. The serial prefix tells us the generation, and we match the part from there. For window and door components, Cover uses a mix of OEM-spec parts and standard commercial glazing that we can source locally. For structural connectors and flashing, OEM is the only way we’ll go. The tolerances are too tight for aftermarket substitutions on this platform.
We also carry parts for Abodu and Dvele units, since a lot of Pasadena homeowners with one prefab ADU end up looking at another platform down the road.
Signs Your Cover Junior ADU Conversion Is Failing
- Musty odor near the lower wall corners. This is almost always failed seam flashing where the wall cassette meets the floor plate. Southern California’s wet winters put the sealant through repeated expansion cycles, and once it cracks, moisture wicks into the cavity. The odor shows up before visible staining.
- Condensation between the window panes. That means the insulated glazing unit has lost its seal. It’s not a maintenance issue. The glass needs to be replaced, and on Cover units it’s a swap we can do without disturbing the surrounding wall panel.
- Vent fan runs but airflow is weak. Early Cover Junior ADUs used a 90 CFM fan that’s undersized for a 450-square-foot space, especially when the unit sits in full sun. When the motor bearings start to go, you get noise but no real air movement. The fix is a higher-static fan that matches the existing duct collar.
- Door binds or won’t latch cleanly. Southern California’s clay soil moves more than people expect, and Pasadena lots near the Arroyo Seco see more settlement than most. If the door was fine for two years and then started sticking, the unit may have shifted slightly on its piers. The part that fails is usually the strike plate or the hinge shims, but the underlying cause is movement we need to measure before replacing anything.
- Breaker trips when the unit is under load. This often traces to a loose connection at the main junction block where the Cover unit’s wiring meets the house feed. We find it on units that were installed under older permit codes. It’s a contained repair, but it’s electrical, so we handle it with a licensed electrician on the crew.
Replacement Cost & What’s Included

In Pasadena, Cover Junior ADU part replacements we do typically fall into these ranges, installed:
- Window glazing unit replacement: $850 – $1,400 per window
- Vent fan replacement with higher-static unit: $450 – $800
- Wall seam flashing repair (single wall junction): $900 – $1,800
- Door re-alignment with new strike and shims: $350 – $700
- Junction block tightening or replacement: $400 – $900
- Corner-lock extrusion repair (structural, first-gen units): $1,500 – $3,400
The range comes down to access, the generation of your unit, and whether we’re matching an OEM part or doing a local-source substitution that’s genuinely equal. Every quote is written before any work starts. The price we hand you is the price you pay, full stop. Reed Calloway has been putting numbers in writing on ADU work in Pasadena long enough to know that a fixed price is the only kind that holds up. Every replacement we do is covered by the Garrison Standard: a full year of written guarantee on workmanship and parts we install.
DIY or Call Us?
You can safely inspect your Cover unit without touching anything structural. Open the utility chase panel and look for water stains, check the serial plate, note which windows have condensation, and run the vent fan to listen for bearing noise. That’s useful information, and it helps us give you a tighter price over the phone.
What we don’t recommend is cutting into the wall cassette or attempting a flashing repair yourself. The Cover system is a panelized structure. Once you break the seam seal on a load-bearing wall cassette, you’ve created a water intrusion risk and potentially voided the manufacturer’s structural warranty on the whole unit. The electrical work is straightforward for a licensed electrician, but the junction block sits at 240 volts, and that’s the wrong thing to learn on. Call us at (626) 657-5541. We’ll tell you what we’re dealing with and what it’ll cost, in writing.
FAQs

Most mechanical components on a Cover unit last 8 to 12 years in Pasadena’s climate, but the weather-dependent parts like exterior flashing and sealant typically need attention at year 5 to 7. Our hot, dry summers bake sealant, and the winter rain cycles finish the job. A flashing replacement at year six is normal, not a defect. Call (626) 657-5541 and we’ll give you an honest read on what’s wearing and what’s got years left.
On Cover units, flashings and seals are replace-not-repair items once the material has cracked. Window glazing can’t be re-sealed reliably. Door alignment is a repair. Vent fans are a replacement. We’ll always tell you which path makes sense for your specific part. Estimates are free.
Most single-part replacements on a Cover unit take one to four hours on site. A corner-lock extrusion repair on a first-gen unit can run a full day because it involves temporary support while the extrusion is swapped. We’ll give you a time window when we schedule, and we show up in that window. The Garrison Code runs on showing up when we say we will.
We keep the common failure parts on the truck or in our Pasadena shop: window glazing units, vent fans, flashing profiles, door hardware, and junction block components. Specialty structural parts for first-gen units sometimes need a manufacturer order. We’ll tell you before we schedule if that’s the case, and we’ll give you a written price for the whole job either way. Call (626) 657-5541 for a free estimate.
