Cover New Detached ADU: The Pasadena Owner’s Guide
If your Cover new detached ADU has a failed part, we can match it, order it, and install it. Typical replacement work in Pasadena runs $350 to $1,800 installed depending on the component, and most parts are on our truck or sourced within two to three days. The way owners usually find us is simple: a door that won’t seal, a window that sticks, or a plumbing fitting that started weeping six months after the unit was set.
Fielding ADU Pasadena is an independent service provider. We are not affiliated with Cover. That matters because we have no incentive to steer you toward a full unit replacement when a single part is the actual fix.
Which Cover Models This Applies To

Cover builds its detached ADUs as panelized units with a steel frame, factory-installed windows and doors, and pre-run plumbing and electrical chases. The parts most owners need fall into three groups: exterior door hardware and seals, window operator mechanisms, and plumbing fittings at the wall connection points. Your unit’s serial plate, usually mounted inside the utility chase or on the frame near the main door, gives us the model series and production year we need to confirm compatibility.
The compatibility gotcha with Cover specifically is the window hardware. Cover uses a European-style tilt-turn mechanism on many units built after 2021. A standard sliding window operator from a big-box store will not fit, and forcing it damages the frame. We match the OEM part by measurement and roller type. On plumbing fittings, quality aftermarket brass fittings work as well as OEM for standard connections, but we always match the exact compression style Cover specified at the factory.
For owners weighing OEM versus aftermarket: OEM parts on Cover units are not overpriced for what they are, but they can take longer to source. We’ll give you the honest difference in cost and lead time before you commit. We also work on Abodu and Dvele units, so if you have two different ADUs on one lot, we can handle both.
Signs Your Cover New Detached ADU Is Failing
- Exterior door won’t latch or seal tight. The multipoint locking mechanism on Cover doors can come out of alignment as the unit settles on its foundation. You’ll see daylight around the top corner or feel a draft. The fix is usually a realignment, not a full lock replacement.
- Window crank or tilt mechanism slips or grinds. The tilt-turn hardware uses a spring-loaded pawl that wears with heavy use. When it fails, the window won’t stay closed against the frame, and you’ll hear a metallic grind when you try to operate it.
- Water staining under the kitchen or bathroom wall. The PEX-to-fixture connections inside a Cover unit are factory-made, but they sit near the wall chase and can be knocked loose during transport or site set. A small drip becomes a stain within weeks.
- Mini-split on the ADU runs but doesn’t cool or heat. Cover units often ship with a specific mini-split line set length. If the line set was kinked during crane placement, the refrigerant charge drops and the unit stops doing its job. This one is worth checking before you assume the compressor is dead.
- Entry door keyless lock works intermittently. The electronic deadbolt Cover installs is battery-powered and sensitive to voltage drop. Replacing the batteries fixes some units, but if the motor is failing, the whole lock body needs to be swapped.
Replacement Cost & What’s Included

In Pasadena, expect to pay $350 to $700 for window hardware replacement including the part and labor. Exterior door realignment or lock body replacement runs $400 to $900. Plumbing fitting repairs at the wall chase typically land between $300 and $600, and mini-split line set replacement or recharge can run $800 to $1,800 depending on the length and refrigerant type.
Every quote we hand you is a written, fixed price before any work starts. That number covers the part, the labor, and cleanup. If we open the wall and find something the factory did wrong, we stop, show you, and put the new price in writing before we proceed. No change orders handed to you at the door. Our work is backed by The Garrison Standard: a written one-year guarantee on workmanship. If the fix fails inside 365 days, we return and correct it at no charge.
DIY or Call Us?
There are a few things you can check yourself without tools. Confirm the serial plate on your unit so you know the model series. Check for visible water staining and note where it starts and stops. Test every window and door and write down which one fails first. That list saves us a service call and saves you money.
What you should not do is open the wall chase or attempt a window hardware swap if you have not done one before. The tilt-turn mechanisms are under spring tension, and releasing one incorrectly can send parts flying. The plumbing connections inside the chase sit near electrical runs. A wrong fitting torqued in place becomes a leak behind a finished wall. If you are not certain, call us at (626) 657-5541 and we’ll give you a straight answer over the phone before anyone schedules a truck.
FAQs

Door seals and window hardware on Cover units typically last 7 to 12 years in Pasadena’s dry heat, with window mechanisms usually failing before door hardware. The biggest factor is UV exposure on south-facing walls, which breaks down seal material faster than anything else. Call (626) 657-5541 and we’ll help you assess what is actually worn before you spend on parts.
Sometimes. Door alignment issues can usually be corrected with adjustment, and a leaking compression fitting can often be snugged and re-tested. Window tilt-turn hardware generally cannot be repaired once the pawl wears, and mini-split line sets should always be replaced rather than patched. Call (626) 657-5541 for an exact answer on your specific part; estimates are free.
Most single-part replacements take two to four hours on site. Plumbing repairs that require opening the wall chase and patching run a full day. We’ll tell you the schedule in writing before we start, and we do not stack another job on top of yours.
We stock common window hardware, door seals, and plumbing fittings for Cover units made since 2021. Parts for older units or uncommon hardware variants take two to three days to source. We’ll tell you which category your part falls into on the first call. Reach us at (626) 657-5541.

We’ve been building to The Garrison Standard since 2006, and Reed Calloway leads our Pasadena crew. Reed grew up in Los Angeles and learned construction at Los Angeles Trade-Technical College before spending years on residential projects across the San Gabriel Valley. He and the crew have built enough ADUs in Pasadena to know the permit desk at City Hall by name. The whole pitch is this: Put it in writing, then do what it says.
