James Hardie ADU Builders in Pasadena: What to Know First
We build ADUs clad in James Hardie siding in Pasadena, and we price the work before we start it. A typical detached ADU with HardiePlank lap siding, corner trim, and the required weather barrier runs $240,000 – $360,000 all-in, depending on foundation conditions, utility trenching, and whether you choose a prefab shell from Abodu, Cover, or Dvele versus a stick-built frame. If you already own a property in Pasadena and you’re weighing a backyard unit, a garage conversion, or a room addition with Hardie board on the exterior, this page is for you. Call (626) 657-5541 and Reed Calloway will put the scope in writing before we drive the first nail.
We are an independent James Hardie service provider. We are not affiliated with James Hardie, and we don’t claim to be. What we are is a local Pasadena ADU builder that has worked with Hardie products on ADUs from Bungalow Heaven to Hastings Ranch, and we know exactly where that siding performs well and where it needs extra attention in this climate.
How James Hardie Products Fail – and How We Fix Them
James Hardie siding is genuinely good material, but it does not fail by accident. It fails when someone skips a step. Here are the failure modes we see most often on Pasadena ADUs, and what we do about each one.
- HardiePlank lap siding wicking at the butt joints. The factory edges are machined square, and when two planks butt together without a proper joint flashing or a caulk joint behind the meeting point, Pasadena’s winter rains drive moisture into the cut edge. Within two to three seasons the plank swells and starts to cup. We use the manufacturer-specified spacing, prime every field cut, and install flashing at every butt joint, which is the difference between a 5-year siding job and a 25-year siding job.
- HardiePanel vertical siding nail pops from framing movement. HardiePanel is a 5/16-inch sheet product, and if it is nailed too hard or too close to the edge, seasonal expansion pushes the fastener right back out. In some parts of Pasadena with heavier clay soils, the framing itself moves a quarter inch between wet and dry seasons, and the panel telegraphs it. We hit the stud with the correct nail pattern and fastener depth, and we leave the specified perimeter gap so the panel can move without pulling nails.
- HardieTrim board splitting at the cut ends around windows and corners. HardieTrim Rustication and Smooth boards are dense, and a dull blade or an overdriven screw at the last inch of the board will crack it every time. We see this constantly on garage conversions in northwest Pasadena where an earlier crew rushed the window casing. Fix is simple: pre-drill, use the right gauge screw, and seal the end grain before the board goes up. If the board is already split, we replace it rather than caulk it and hope.
- Improper gap between Hardie planks and the roof line or grade. James Hardie’s installation specs call for a minimum clearance at the bottom edge and at any roof intersection, and a surprising number of local ADUs ignore it. When the plank sits below grade or touches a flat roof membrane, it absorbs standing water from the bottom edge, and the lower course starts to crumble within a few years. On our jobs, the Hardie plank starts at least six inches above grade and we flash the bottom edge. It looks intentional, because it is.
- Paint film failure on the shaded north wall of Pasadena ADUs. Hardie products come primed for paint, but the north elevation of a backyard unit gets almost no sun and plenty of damp air from the San Gabriel Mountain foothills. If the primed siding sits unpainted for more than 180 days, or if the painter used a cheap acrylic, you get peeling and mildew bloom. We topcoat Hardie with a high-quality exterior acrylic within the manufacturer’s window and we double-coat the north elevation. It costs a few hundred more and saves stripping the whole wall in year four.
Our James Hardie ADU Builders Process
Every job follows the same sequence, and none of it is secret. That is the point.
- 1
Call and site visit. You call (626) 657-5541. Reed Calloway or a senior lead walks the property, checks the lot dimensions, the setback lines, and the existing conditions. You get a plain-language read on what your Pasadena lot can accommodate before anyone draws a plan.
- 2
Written scope and fixed price. The price goes in writing. The number you approve is the number on the final invoice. No change orders unless you change the scope, and if you change the scope, that goes in writing too.
- 3
Permit drawings and city submittal. We prepare the plans and submit to Pasadena’s Building and Safety division. For a detached ADU in Pasadena, expect plan check to take six to ten weeks depending on the current queue. We know the permit desk at City Hall, and we know what they red-line before they red-line it.
- 4
Construction. Foundation, framing, weather barrier, windows, James Hardie siding and trim, roofing, rough mechanicals, insulation, drywall, finish work. We run background-checked, uniformed crews, and you always know who is on your property.
- 5
Inspection and closeout. We call the inspections, we walk the job with you, and we fix anything you flag before final sign-off.
- 6
The Garrison Standard guarantee. Every ADU we build is covered in writing for one full year. If something fails inside that year, we come back and correct it at no charge. That is the agreement, on paper.
What James Hardie ADU Builders Costs in Pasadena

Here are honest numbers for the most common scenarios we price.
| Project type | Typical range | What drives the price |
|---|---|---|
| Prefab ADU (Abodu, Cover, or Dvele shell) with Hardie siding | $180,000 – $280,000 | Foundation work, utility trenching, site access |
| Custom stick-built detached ADU (studio, 400 – 500 sq ft) | $240,000 – $340,000 | Architectural drawings, soil conditions, interior finishes |
| Garage conversion with HardiePanel exterior | $120,000 – $190,000 | Foundation repair, electrical upgrade, window and door openings |
| Junior ADU (existing space conversion with Hardie trim) | $80,000 – $130,000 | Separate entrance work, kitchenette, sound separation |
Pasadena permit fees are additional and run roughly $8,000 – $15,000 depending on the project scope. The price moves on three things: foundation work, trenching distance for utilities, and your interior finish level. Call (626) 657-5541 and we will put a written estimate in your hands.
Why Pasadena Homeowners Call Fielding ADU Pasadena for James Hardie Work
Most of the people who call us have already talked to a contractor who missed the schedule or moved the price. Our answer is the same every time: the price goes in writing before any work starts, and the work carries The Garrison Standard. Since 2006, that has meant a one-year written guarantee on every ADU and addition: if it fails, we fix it at no charge. Reed Calloway grew up in Los Angeles, trained at LA Trade-Tech, and has been building ADUs around Pasadena long enough to have finished units within walking distance of the Huntington Library. We know James Hardie products on site, we know the Pasadena permit process, and if a prefab route fits your lot better, we work directly with Abodu, Cover, and Dvele, as well as conventional framing. Background-checked, uniformed crew. A live person answers the phone at noon or midnight. Put it in writing, then do what it says.
FAQs

We do both. New ADU construction represents most of our James Hardie work, but we also repair and replace Hardie siding on existing units, including re-siding a garage conversion or fixing water-damaged courses on an older ADU. The process starts the same way: a site visit and a written estimate. Call (626) 657-5541 to set one up.
The Hardie product warranty covers the material itself. Installation errors are not a manufacturing defect, and that is exactly why installation practice matters as much as product choice. We follow the published installation requirements to the letter and keep records so any legitimate product claim stays clean. If you have a specific warranty question, call (626) 657-5541 and we will walk you through what matters.
Plan check at Pasadena Building and Safety typically runs six to ten weeks. After permit issuance, a custom studio ADU takes roughly four to five months of construction, and a prefab ADU from Abodu, Cover, or Dvele takes two to three months on site because much of the shell is built off-site. The schedule goes in writing. Call (626) 657-5541 and we will give you a real calendar, not a promise.
Both work, but we lean HardiePlank lap for detached ADUs because the horizontal lines read as a standalone cottage rather than a utility box, and the lap profile handles Pasadena’s seasonal wet-dry cycle well when the butt joints are done correctly. HardiePanel makes more sense for garage conversions and modern flat-box designs. We will price both and let the drawings and the budget decide.
Yes. The line-item estimate separates the exterior cladding and trim, so you see exactly what the Hardie material and labor cost, independent of the slab, framing, and finish work. No bundling. The number you approve is the number you pay.
